Barndominiums Built for South Carolina Land
South Carolina Barndominium Builders designs and builds barndominium homes, kit-based builds, metal building homes, custom barndominiums and shop houses on rural and small-town land across the state, from the Midlands and the Sandhills to the Pee Dee, the Grand Strand, the Lowcountry and the York and Lancaster area.
The state changes a lot between the fall line and the ocean. Columbia sits where the Broad and Saluda rivers join to form the Congaree and drop off the hilly Piedmont onto the flat Coastal Plain. North and west of that line, red clay subsoils are the rule; south and east, you find deep Sandhills sand, then wide, nearly level flatwoods where many soils drain poorly. Wind design changes too: the state's maps put all of York County at 115 mph, while the City of Charleston designs to 150 mph. We plan every barndo around the ground, the wind zone and the county it sits in.
How we work
- We walk your land before we price anything: access, drainage, trees, the likely septic area and the house site.
- We look up the wind design category, flood zone and permit path for your county or town.
- You get a written estimate with each part listed: site work, foundation, shell, insulation, mechanicals and finish-out.
- We plan insulation and air sealing to keep condensation off the steel in humid summers.
- We schedule the work in plain stages, site prep, slab, shell, dry-in and finish, and tell you what happens in each.
