Frequently Asked Questions

Barndominium Builders Questions

How much does it cost to build a barndominium in South Carolina?

It depends on the size, the finish level and the land. Published cost guides price barndominiums per square foot, and the ranges are wide because site prep, septic, a well, wind design and finishes move the total most. Our service pages list typical ranges from named sources, and our written estimate is the price for your project.

Are barndominiums allowed in South Carolina?

Yes, as long as they meet the 2021 South Carolina Residential Code, which every county and city must enforce. The harder questions are local: some zoning districts, historic districts and HOA or deed restrictions limit metal-sided homes. Unincorporated rural land with agricultural or rural zoning is usually the simplest. We check your parcel before design starts.

Do I need a septic permit before a building permit?

If the land has no public sewer, yes. The state requires septic approval and a permit first, and counties will not issue a building permit without it. There is an application fee, and the site evaluation happens in a first-come, first-served queue, so it is one of the first things we start.

What wind speed does a barndominium have to be built for?

It depends on where you build. The Building Codes Council's map lists York County at 115 mph, Goose Creek's criteria call for 140+ mph and the City of Charleston uses 150 mph. Your local building official sets the category, and the frame, roof and doors are engineered for it.

How long does it take to build a barndominium?

Plan on months, not weeks. A shell can go up in a few weeks once the slab is cured, but septic permitting, plan review, site prep and interior finish-out take most of the calendar. Conexwest, a container seller, publishes an estimate of 6 to 12 months for a typical South Carolina build. We give you a stage-by-stage schedule with the estimate.

Can you get a mortgage on a barndominium?

Often, but it takes more homework than a standard house. Many lenders do not offer construction loans, and the appraisal is the usual hurdle because appraisers need comparable sales nearby. USDA loans can cover a barndominium in eligible rural areas if it appraises. Talk to a lender early; we can supply plans and a line-item estimate for them.

Should I worry about hurricanes and flooding on the coast?

Plan for both. Hurricane season runs June through November, and both Hazel in 1954 and Hugo in 1989 hit South Carolina as Category 4 storms. Near the coast, design wind speeds are higher, and in a mapped flood plain you may need an elevation certificate before construction and a raised floor. We check the flood map for your parcel first.

Is steel or wood framing better for a barndo here?

Both work. Steel frames clear-span wide buildings without interior posts and do not rot, which matters where termite hazard is rated heavy, as it is in Goose Creek. Post-frame (wood) shells are often cheaper at 30 to 40 foot widths and accept ordinary insulation. We price both when it makes sense for your plan.

Barndominium Homes Questions

What is included in a turnkey barndominium home?

With us, everything from site prep and the slab through the shell, insulation, plumbing, electrical, HVAC, cabinets, flooring, paint and fixtures. Land, the well and furniture are usually separate lines. The written estimate lists exactly what is in and out.

Is a barndominium cheaper than a regular house in South Carolina?

Often per square foot, though not always. HomeGuide compares barndominiums at $65 to $160 per square foot with traditional houses at $180 to $280. The gap narrows as finishes get nicer, because interior finishing is a large share of either kind of house.

Do barndominium homes need a building permit in rural counties?

Yes. The 2021 South Carolina Residential Code must be enforced by all counties and municipalities, including in unincorporated areas. Expect plan review and inspections just as you would for a frame house.

What size barndominium home is common?

Cost guides commonly price homes in the 1,500 to 3,000 square foot range. HomeBlue's 2024 Columbia estimate for 2,000 square feet is $143,000 to $238,000 before land and site work. A porch or a shop bay on top of the living space adds to that, and it shows up as its own line in the estimate.

How do I start if I do not own land yet?

Before you buy, check zoning, any HOA or deed restrictions on metal buildings, public sewer or septic suitability, and the flood map. We are glad to look at a parcel you are considering and tell you what we see.

Barndominium Kits Questions

How much is a barndominium kit in South Carolina?

HomeBlue's Columbia estimate for shell materials is $20 to $35 per square foot. HomeGuide lists a 40x60 kit at $72,000 to $120,000. Freight, wind rating and door count move the number, so get a price for your exact size and county.

Does a kit include insulation and interior walls?

Usually not. Most packages cover the structure, panels and trim. Insulation, interior framing, drywall, mechanicals and finishes are separate, and they are most of the cost of a finished home.

Can I put up a barndominium kit myself?

Some owners do, but the shell still needs a permit, a slab that matches the drawings and inspections. Steel frames involve heavy lifts. HomeGuide estimates assembly labor at $10 to $15 per square foot if you hire it out.

Will a kit rated for 115 mph work on the coast?

Probably not. Coastal jurisdictions use higher numbers, such as 140+ mph in Goose Creek and 150 mph in Charleston. The kit has to be engineered for the category on your permit.

Steel or wood kit for South Carolina?

Steel clear-spans wider and does not rot or feed termites. Wood post-frame is often cheaper at 30 to 40 foot widths and easier to insulate. Treated posts and good drainage are essential if you go wood.

Barndominium Floor Plans Questions

What is the most popular barndominium floor plan size?

Cost guides cluster around 30x40 (1,200 square feet) up to 40x60 (2,400 square feet), and many South Carolina plans add a shop bay or a big porch beyond the heated space. The right size is the one your budget and lot support.

Can I use a stock barndominium plan from the internet?

As a starting point, yes. It still has to fit your lot, your septic area and your county's wind design category, and many counties want sealed engineering for the structure. Expect some redrawing.

How much do barndominium floor plans cost?

HomeAdvisor lists $50 to $2,000 for plans, and Conexwest, a container seller, publishes a South Carolina estimate of $2,000 to $8,000 for plans and design. Engineering for your wind zone can be an added cost.

Can a barndominium have a second story?

Yes. Tall eave heights make a loft or partial second floor common. Counties such as Horry ask that plans with a fixed stair show the upper-level square footage.

Where should the shop go in a barndo plan?

Usually at one end with its own doors, separated from living space by a mudroom, laundry or garage entry. That keeps noise and dust out and lets the shop bay use a taller clear span.

Metal Building Homes Questions

Are metal building homes good in hurricane areas?

They can be when engineered for the local wind speed. The code requires a continuous load path for uplift, and coastal jurisdictions such as Charleston design to 150 mph. Doors, windows and roll-up doors have to meet the same category.

Do metal homes sweat or rust inside?

They can if insulation and air sealing are poor. Humid South Carolina air condenses on cool steel. A continuous layer of spray foam or a well-detailed vapor control strategy prevents it.

Are metal building homes loud in the rain?

An uninsulated metal roof is noisy. Foam insulation and a finished ceiling quiet it to something close to a conventional house.

Is steel better than wood post-frame?

Steel clear-spans wider, does not rot and resists termites. Post-frame is often cheaper at 30 to 40 foot widths and takes batt insulation easily. Lenders and appraisers in some areas prefer one system, so ask your lender too.

What does spray foam cost in a metal building home?

HomeGuide lists spray foam at $1.50 to $5.00 per square foot of surface area, and in a barndo that means the roof and wall area, not the floor area. Closed-cell foam costs more per inch but adds a vapor barrier, which matters on steel in a humid climate.

Can a metal building home look like a normal house?

Yes. Porches, wainscot, gables, stone or board-and-batten accents and standard windows change the look a lot. Check your deed or HOA, since some subdivisions restrict metal exteriors.

Custom Barndominiums Questions

Can I build a barndominium in a flood zone in South Carolina?

Often, with the floor raised and the foundation designed for the zone. Horry County requires a pre-construction elevation certificate for structures in a flood plain, and VE zones carry extra requirements. Check the flood map before you buy land.

Will my HOA allow a barndominium?

Many subdivision HOAs and deed covenants restrict or ban metal buildings. Read the covenants and ask the HOA in writing. Mixed siding and porch designs sometimes satisfy architectural review.

Can I build a barndominium in a historic district?

It is difficult. Conexwest's South Carolina guide notes that historic districts in cities such as Charleston, Columbia and Georgetown have strict architectural guidelines that often rule out barn-style designs. Rural and unincorporated land is far simpler.

How much more does a custom barndominium cost?

It depends on the features. A raised coastal foundation, a high-end kitchen or a large porch each shows up as its own line. A line-item estimate is the only honest way to see what each one adds.

How long does a custom barndominium take to build?

Longer than a standard plan, because design, engineering and any floodplain review come before the permit. Conexwest, a container seller, publishes an estimate of 6 to 12 months for typical South Carolina barndominium construction. We give a stage-by-stage schedule with the estimate.

Can a custom barndominium include a horse barn?

Yes. Stalls, tack and hay storage can share the roof or sit in a connected wing. Zoning for animals varies, so we check your county's rules first.

Shop Houses Questions

How big should the shop be in a shop house?

Start with the largest thing you will park or build, add room to walk around it and open doors, then add bench and storage space. HomeGuide prices shells from 30x40 up to 50x80, and a 40x60 or larger shell split between shop and living space is one way to start.

Can I live in the shop while I finish the house?

Only with your county's approval. Living space needs a certificate of occupancy, so temporary living arrangements depend on local rules. We can phase the build so the living quarters finish first.

Do shop houses need a firewall between the shop and home?

An attached garage or shop next to living space has separation requirements in the residential code, and your plan reviewer will check them. We design the dividing wall and door to meet them.

Should the shop floor be insulated and air conditioned?

It depends on how you use it. A shop you work in through South Carolina summers is far more usable with foam on the roof and walls and a mini-split, and insulation also keeps condensation from dripping off the roof panels onto tools and vehicles.

Is a shop house cheaper than a house plus a detached shop?

Often, because one roof, one slab and one set of end walls cover both. It also keeps utilities short. The written estimate can show both options side by side.

Can I run a business out of my shop house?

Possibly. Check your county's zoning and home-occupation rules, plus any HOA or deed restrictions, before you design around a business.
