A Shop House Built Around the Work You Do
Shop houses put a working shop and finished living quarters in one barndominium. In South Carolina that might mean a bay for a bass boat in the Midlands, a truck and tractor shop on Pee Dee farmland, or a woodshop and two bedrooms on a few acres outside Lancaster. We build shop houses with the shop sized first, because door height and clear span set the frame.
Start with the doors
The biggest openings decide the building. A boat on a trailer, a camper or a tractor needs a door tall and wide enough, and the frame around it has to be engineered for your county's wind. Conexwest, a container seller, recommends reinforced garage doors for hurricane areas in its South Carolina guide; in places like Charleston, which designs to 150 mph, the roll-up doors are a structural decision, not a catalog pick.
Clear span for the shop
Steel rigid frames can clear-span wide buildings without interior columns, which suits a shop where you need to swing a trailer or open a lift. Post-frame shops can work well at 30 to 40 foot widths and are often less expensive. Either way, the living end gets its own insulation, air sealing and HVAC so shop dust and heat stay out of the house.
Power for tools
South Carolina enforces the 2020 National Electrical Code with state modifications. A shop house usually needs a larger electrical service than a house alone, plus dedicated circuits for welders, compressors or lifts. HomeGuide puts interior wiring for a barndo at $6,000 to $22,500 before any shop extras.
Zoning for home and shop
Rural and agricultural zoning is generally the simplest place for a big shop next to a home. If you plan to run a business from the shop, check your county's home-occupation rules before you design, along with any HOA or deed limits on outbuildings and metal construction.
Square footage on the permit
Lancaster County's new-home checklist asks for heated and unheated square footage listed separately, along with garages and porches, which is exactly how a shop house divides. Newberry County requires an approved zoning permit before the building permit, so a big shop next to a home is confirmed with zoning first. Horry County plans with a fixed stair must show the upper-level square footage, which covers a loft over the shop.
Shop House Options
How the shop and the home share the building.
Side-by-side shop house
Home at one end and shop at the other, divided by a fire-separated wall with a mudroom and laundry between.
Shop with upstairs living
Living quarters on a second floor or loft over part of the shop, keeping a compact footprint on smaller lots.
RV and boat bays
Extra-tall doors and eaves for campers and boats, with a wash-down area and floor drain where allowed.
Farm and equipment shops
Wide bays for tractors and implements, with a lean-to for hay or lumber.
Workshop and studio
Insulated, conditioned shop space for woodworking, welding or a home business.

Building a Shop House
1. Shop first
We list what goes in the shop, measure the largest vehicle or machine, and set door sizes and clear span.
2. Living space next
Rooms, porch and the separation between shop and house are laid out around the shop.
3. Zoning and permits
County zoning, any home-business rules, septic and the building permit.
4. Slab and shell
A slab with shop drains and anchors where needed, then the frame, panels and doors.
5. Separate finish-out
The house end is insulated and finished; the shop gets the power, lighting and insulation you choose.

Shop Houses Questions
How big should the shop be in a shop house?
Start with the largest thing you will park or build, add room to walk around it and open doors, then add bench and storage space. HomeGuide prices shells from 30x40 up to 50x80, and a 40x60 or larger shell split between shop and living space is one way to start.
Can I live in the shop while I finish the house?
Only with your county's approval. Living space needs a certificate of occupancy, so temporary living arrangements depend on local rules. We can phase the build so the living quarters finish first.
Do shop houses need a firewall between the shop and home?
An attached garage or shop next to living space has separation requirements in the residential code, and your plan reviewer will check them. We design the dividing wall and door to meet them.
Should the shop floor be insulated and air conditioned?
It depends on how you use it. A shop you work in through South Carolina summers is far more usable with foam on the roof and walls and a mini-split, and insulation also keeps condensation from dripping off the roof panels onto tools and vehicles.
Is a shop house cheaper than a house plus a detached shop?
Often, because one roof, one slab and one set of end walls cover both. It also keeps utilities short. The written estimate can show both options side by side.
Can I run a business out of my shop house?
Possibly. Check your county's zoning and home-occupation rules, plus any HOA or deed restrictions, before you design around a business.
