Island Ground: Planning a Barndominium Around Beaufort
Barndominium builders who take on Beaufort projects are building on islands. Most of the city of Beaufort sits on Port Royal Island, its historic downtown on a peninsula jutting into the Beaufort River, and the city has annexed land across the river on Lady's Island. It is the seat of Beaufort County and, founded in 1711, the second-oldest city in South Carolina after Charleston. The city had 12,361 residents in 2010 and 13,607 in 2020, at an elevation of about 20 feet.
Beaufort County is nearly as much water as land. Of its 923 square miles, about 347, or 37.6 percent, are water. Saint Helena Island, Lady's Island, Port Royal Island, Hunting Island, Daufuskie and Hilton Head are all in the county, and the Broad River splits it into northern and southern halves joined by the Broad River Bridge on SC 170. The county grew 15.3 percent from 2010 to 2020, to 187,117 people, with an estimated 204,433 in 2025.
Getting on and off the island
Two things about Beaufort's roads matter to a building project. First, US 21 is the area's major hurricane evacuation route, with US 17 also designated, so a home here should be built to ride out a storm the owner has evacuated from. Second, I-95 is about 25 miles away. Steel frames, trusses and panels come in by truck over bridges and causeways, and a site plan needs room for a delivery rig to turn around.
Storms the city remembers
Beaufort's own history includes a devastating hurricane in 1893 and a fire in 1907 that both caused major destruction. Coastal South Carolina was hit again in 1989, when Hurricane Hugo came ashore at Sullivan's Island as a Category 4 storm with sustained winds estimated at 140 mph and storm tides reaching around 20 feet on parts of the coast. The Red Cross counted 3,307 single-family homes destroyed in South Carolina and major damage to another 18,171.
A barndominium can be a sound choice for this coast: a clear-span steel or post-frame structure with a continuous load path from roof to foundation, few interior bearing walls and a metal roof that, properly fastened, holds up well in wind. The weak spots are the openings. Large overhead doors, sliders and window walls have to be rated for the site's design pressure, and on the islands we plan for impact protection where the code calls for it.
Who reviews the permit
Beaufort County's Building Codes department enforces the building, fire, electrical and floodplain rules and issues permits for new construction, substantial improvements and additions. The county lists the City of Beaufort, Port Royal, Bluffton, Hilton Head Island, Hardeeville and Yemassee as municipalities, and inside those limits the municipality's own process can apply. For land outside those municipal limits, the county is the office. Either way, every South Carolina county and city must enforce the 2021 International Residential Code with state modifications, in force locally since January 1, 2023.
Flood maps are the first drawing
FEMA has released digital flood insurance rate maps for the coastal areas of Beaufort County, and the county enforces floodplain regulations and keeps elevation certificates on file. On an island lot, the flood zone often decides the shape of the house more than the floor plan does. In a VE or AE zone, a barndo may need to be elevated, with breakaway or flood-vented enclosures below and living space above. We pull the map for the parcel before any layout.
Upland sand and marsh mud
Sea island ground varies within a single lot. Higher ridges can be sand: the USDA Wando series, found on lower marine terraces in South Carolina, is well drained and rapidly permeable, with a seasonal high water table 48 to 72 inches down in winter. That is easy ground for a slab, though loose sand needs good compaction and erosion control. Toward the water it changes. The Bohicket series typical of tidal marsh is very poorly drained, very slowly permeable, flooded twice daily by sea water and too soft even for cattle. A house belongs well back on the upland, and the transition zone between deserves soil testing.
Heat and rain
Using 1991 to 2020 normals from Marine Corps Air Station Beaufort, the area gets about 45 inches of rain a year, with records of 106 degrees F in summer and 5 degrees F in winter. Salt air adds a corrosion concern, so we pay attention to panel coatings, fasteners and trim on any building near the water.
Military families
Beaufort sits near Parris Island, a naval hospital and Marine Corps Air Station Beaufort, which was annexed into the city in the 1990s. Many people who come here with the military decide to stay, and a barndominium on a few acres is a common goal.

Beaufort Questions
Can I build a barndominium on St. Helena Island?
Often, on suitable upland. We confirm whether the parcel is inside a municipality or in unincorporated Beaufort County, which decides who reviews the permit. The flood zone and soils near the marsh will shape where the building sits and how high.
Will my Lady's Island lot need an elevated design?
It depends on the flood zone and base flood elevation on the current FEMA map. In higher-risk zones the living level may need to be raised, sometimes over a shop or storage level built to flood rules.
Does salt air ruin a metal building?
Not if it is specified for it. Panel coatings, fastener material and trim choices matter near salt water, and we pick them with exposure in mind.
We are stationed at MCAS Beaufort. Can we start before we own land?
Yes. We can review lots you are considering, checking the flood map, access for deliveries and the likely permit office before you commit.
