Barn Living in Horse Country

Barndominium builders around Camden find a county where a barn with living space is not a novelty. Camden calls itself the Steeplechase Capital of the World. The Carolina Cup, first run on March 22, 1930, is held at Springdale Race Course just north of town and normally draws more than 70,000 spectators, and the city has the third-oldest active polo field in America. Land here gets bought for horses, and a barndo that combines stalls, a tack room, a shop and a home under one roofline fits that use well.

Camden is the county seat and largest city of Kershaw County, about 32 miles from Columbia via US Route 1. It had 7,788 residents in 2020, up from 6,838 in 2010. It is also the oldest inland city in South Carolina.

Mostly Rural County

Kershaw County is more rural than its neighbors. In 2020, 52.8 percent of county residents lived in rural areas, compared with 8.6 percent in Richland County. The county covers about 740 square miles and grew from 61,697 people in 2010 to 65,403 in 2020, with a 2025 estimate of 73,166. Named places outside Camden include Antioch, Buffalo, Cassatt, DeKalb, Liberty Hill, Mt. Pisgah and Westville. That is a lot of open acreage, and most of it is outside any city limit.

The Wateree Side

Camden sits on the northeast side of the Wateree River, a south-flowing tributary of the Santee, at about 203 feet elevation. Kershaw County is one of three counties that make up Lake Wateree upstream. River frontage and land near the lake bring floodplain and shoreline questions, while farm ground back from the river is usually simpler to build on. We pull the flood map for anything near the river or its creeks before we set a floor height.

History You May Run Into

The Battle of Camden on August 16, 1780, was the worst American defeat of the Revolution, and the Battle of Hobkirk's Hill followed on April 25, 1781. Historic districts in older towns can carry their own design rules, so if your lot is inside Camden's city limits and near the historic core, we check whether any design review applies before choosing exterior finishes.

Permits and the Code

We confirm with the county or the city which office reviews your parcel before plans are drawn. Either way, South Carolina's mandatory codes apply: the 2021 International Residential Code with state modifications, adopted October 6, 2021 and enforced locally from January 1, 2023. A horse barn with an apartment over it, or a stable wing attached to a house, is reviewed as a residence for the living portion, so fire separation, egress and energy rules come into the design.

Barns and living quarters together

  • Separate the stall area from the living space with the required wall and ventilation
  • Keep manure storage, wash racks and drainage away from the well and septic
  • Plan wide aisles and doors for trailers and equipment
  • Insulate the living side fully; ventilate the barn side for animals

Septic and Wells

Rural Kershaw County lots generally need septic. SCDES requires approval and a permit before building where there is no public or community sewer, and the county cannot issue a building permit without it. The Clemson Extension guide explains that the evaluator studies landscape, slope and soil texture to size the system and that the permit reserves an area for future repair. With horse property, we lay out paddocks, the barn, the house and the drain field together so trucks and animals stay off the system.

If your acreage has deep sandy soils, the USDA Blaney series is a typical example: well drained, with 20 to 39 inches of sand over a slower layer, mostly used for cropland, pasture and pine. Sand drains well around a barn but needs erosion control while the site is graded.

Camden Questions

Can I build a horse barn with living quarters near Camden?

Yes. The living portion is designed and inspected as a home under the residential code, with separation from the stall area. We plan both together.

Is land near the Wateree River buildable?

Often, away from the floodplain. We check the flood map and the low ground before choosing the house site and floor height.

Who permits a barndominium outside Camden city limits?

It depends on whether the parcel is inside Camden's city limits. We confirm the reviewing office for your parcel before drawings start.

Where should the septic go on horse property?

Away from paddocks, wash racks and truck routes. We lay out the drain field and its repair area with the barn and house so animals and vehicles stay off it.
