Sand, Horses and Room to Build
Barndominium builders around Aiken are building on sand. Aiken County lies mostly in the Sandhills region, with its northern edge in the Piedmont and its southern part in the Atlantic Coastal Plain. Sandhills ground drains fast and grades easily, and Aiken has a long sporting history: Thomas Hitchcock Sr. and William C. Whitney established the Aiken Winter Colony, and wealthy Northeasterners wintered here in the late 19th century.
Aiken is the county seat, near the center of Aiken County and about 20 miles northeast of Augusta, Georgia. It sits higher than most Midlands towns at about 502 feet. The city had 32,025 people in 2020, and the county grew from 160,099 in 2010 to 168,808 in 2020, with a 2025 estimate of 181,515.
What Sandhills Soil Means for a Barndo
The USDA Blaney soil series, mapped in the Carolina and Georgia Sand Hills, gives a good picture of this ground: well drained, with sand or loamy sand surface layers 20 to 39 inches thick over a subsoil with moderately slow permeability. It occurs on hills and marine terraces from 250 to 450 feet elevation and on slopes up to 25 percent, and it is used for cropland, pasture and pine woods.
For a building, that means the top of the site handles rain well but loose sand moves. We compact the pad thoroughly, protect slab edges from washout, control erosion while the ground is open and direct roof water away from the foundation so it does not undercut the sand. The slower layer underneath can matter for septic sizing, which is one reason the state's soil evaluation is the first step.
County or City Permits
Aiken County Planning and Development issues building permits for new construction and renovations across the county, excluding the city limits of Aiken and North Augusta. Its permit application is filed with two sets of drawings, and inspections are scheduled through the county's online portal or by phone. Land inside the City of Aiken is outside the county's permitting area, so we confirm the city's process for those lots. Most barndominium acreage around Aiken is outside those two cities, which puts it under the county.
Statewide, the 2021 International Residential Code with South Carolina modifications has been enforced by every county and municipality since January 1, 2023. A barn with an upstairs apartment counts as a dwelling for the living portion.
Horse Property Layout
The Aiken Steeplechase Association, founded in 1930, runs the Imperial Cup in March and the Holiday Cup in October, drawing more than 30,000 spectators. Hitchcock Woods, about 2,100 acres, is one of the largest urban forests in the country. A barndominium can put stalls, a feed room and a wash rack under the same roof as the house. We separate the barn and living sides properly, ventilate the stalls, and plan paddocks, the trailer turn and the drain field so they do not overlap.
Septic Approval First
Rural Aiken County land typically uses septic. SCDES says you need its approval and a permit before building where there is no public or community sewer, and that without it the county cannot issue a building permit. The county's own manufactured-home guidance likewise asks for a septic tank approval before registration. Clemson Extension recommends clearing underbrush, staking the house footprint and placing site cards before the evaluator visits.
Climate
Aiken's average annual precipitation is 51.15 inches. July highs average 93.4 degrees F, the record is 109 degrees F from August 21, 1983, and the record low is minus 4 degrees F from January 21, 1985. Hot summers mean insulation and HVAC sizing matter more than snow load, though a cold snap can still freeze exposed barn plumbing, so we insulate wash-rack and stall water lines.
The Savannah River Site
Aiken County is also home to the Savannah River Site, a federal nuclear materials facility whose selection was announced on November 30, 1950 and which was renamed from the Savannah River Plant in 1989. Federal land like that is not available for private building, so we check any parcel's neighbors as well as the parcel itself.
