Irmo Sits in Two Counties

Barndominium builders near Irmo start every project with a simple map check, because the town is split between Lexington County and Richland County. Irmo itself is small, about 6.86 square miles of land, so most barndominium-sized parcels are around it rather than in it, and which county those parcels fall in decides who reviews the plans.

Irmo is about 12 miles northwest of downtown Columbia at roughly 358 feet elevation. It was incorporated on Christmas Eve, December 24, 1890, after the Columbia, Newberry and Laurens Railroad opened, and its name blends those of Captain C.J. Iredell and Henry Moseley. The population moved from 11,097 in 2010 to 11,569 in 2020, which is modest growth compared with the counties around it.

One Lake, Four Counties

Lake Murray is the big feature of this side of the Midlands. It covers about 50,000 acres with roughly 650 miles of shoreline and touches four counties: Lexington, Richland, Newberry and Saluda. The lake's surface sits around 360 feet, close to Irmo's own elevation. For lake-area land, we check whether the parcel is part of any shoreline management or lake-related restrictions and whether a subdivision has deed covenants that limit metal exteriors. Those covenants are more common in lake neighborhoods than out in open county land.

Permits on Each Side of the Line

If your land is in unincorporated Lexington County, Lexington County Community Development handles zoning permits, building inspections and permits, and floodplain management. If it is in unincorporated Richland County, the Richland County Building Permitting office handles it. Richland's own page says applications are taken in person, review may take up to 14 days, and owners should check setbacks and accessory structures with Zoning. For a parcel inside Irmo's limits, we confirm the town's own zoning requirements as well.

None of that changes the code itself. The 2021 International Residential Code, with South Carolina modifications, is mandatory and must be enforced by every municipality and county in the state, starting January 1, 2023. Steel-frame and post-frame barndominiums are both designed and inspected as houses under it.

Septic and Soil Checks

Many parcels outside town have no sewer line. SCDES requires approval and a septic permit before building on such property, and the county will not issue the building permit without it. Clemson Extension lists the prep work for the evaluation: clear underbrush, stake the house footprint with flags or tape, and place two sealed site cards, one at the front of the property and one where you would like the septic. Clemson also notes you can hire a Professional Soil Classifier to speed things up, and that a soil classifier plus an engineer may be needed if the evaluator finds the site unsuitable.

We plan the barndo footprint and shop apron around the septic layout rather than the other way around. A large shop slab, a turnaround for a trailer and the drain field all compete for the same flat ground on a typical lot.

Weather Here

The Columbia area's climate is humid subtropical, with record heat of 113 degrees F in the city and about 45 inches of rain a year. Metal buildings in this heat need a real plan for condensation and attic or roof ventilation. We size gutters and downspouts for heavy summer storms, and we keep big roll-up doors out of the prevailing rain where the site allows.

Our Irmo-area checklist

  • Lexington County or Richland County parcel, and inside or outside town limits
  • Deed covenants or HOA rules on exterior materials near the lake
  • SCDES septic approval and the repair area
  • Shop, driveway and drain field layout on the same flat ground
  • Condensation control for a steel roof in humid summers

Irmo Questions

How do I know whether my Irmo-area land is in Lexington or Richland County?

The tax parcel record shows it, and we confirm it before drawings. Irmo straddles the line, so neighboring lots can fall under different county offices.

Can I build a metal-sided barndominium in a lake neighborhood?

It depends on the subdivision's covenants and the zoning. Lake neighborhoods are more likely to have exterior-material rules, so we read the deed restrictions first.

What do I need to do before the septic evaluator visits?

Clear underbrush, stake the house footprint and place the two site cards Clemson Extension describes, one at the front of the lot and one at your preferred septic spot.

How far from Irmo do you build?

Anywhere in the Midlands, including the Dutch Fork, Chapin, Lexington and rural Richland County.
